Downsizing is never just a smaller house. A long-term family home holds decades of belongings, the buyer pool at the top of the market is thinner than at the bottom, and the timing has to work across two parts of the market that move at different speeds.

Buying from out of town means choosing a community you’ve never lived in, on a compressed timeline, with maybe two or three trips to get it right. Most of the useful work happens before anyone gets on a plane.
